The whole process was great. Only 2 hiccups happened. The first one was I was told by someone in your office that the second person being listed on the deed (not on mortgage) didn't have to be present to sign anything when in fact they did, as I found out when I was there to sing. This made the mortgage company having to redo their paperwork. The second was the HOPER program didn't wire their funds till almost your closing time. This is not a mark your company at all but wanted to let you know that it happened.

The process was very complicated but went off without any problems. The thing I offer is since I was in another state the time to do the required paperwork and get it back was a vary narrow time. Especially since it has to be sent by FedX. And in this situation with FedX which called for an Express Overnight deliver turned into a 5 day effort.

I think Janet should be singled out as a star performer... she worked a difficult closing over a major holiday due to the buyers lenders issues and the fact the buyers chose 23 Dec to close - when they were not ready and it compressed the time schedule too tight. While I had a frustrating week of 5 days of not closing after our official date, it all worked out. Janet did a GREAT job of continuing to work the issues. Suggestion: Considering all of the fraud and anxiety involving wiring funds these days, it would be wonderful and so reassuring for MLS Title to acknowledge receipt of the funds buyers have wired to you promptly after you have received them, instead of customers saying to themselves after the wiring ("I hope they received the funds") for 1 or 2 days before at the closing they finally learn that the funds were received. Whew!

Not sure who is/was responsible but I sent a friend to my new house on 9 Aug 2024 to inspect it once it "closed on Wed 7 Aug 2024 and when she arrived the listing agents Key pad (lock) was still on door. This was a Friday. This is the way I found out that my mortgage paperwork was "lost" somewhere . My realtor tried everything she could to talk to all parties involved to find out where my package was and to get it closed. It was unbelievable to me because isn't this done routinely and why would there be a problem.

I think the communications between my realtor and the title company was confusing as it seemed only a day or two before settlement, the location was changed. It was a good location change. There was also a mixup on times. I think it would be best to negotiate all through title company rather then between realtor and title company. It all worked out, but was a little confusing. The title company representative was very knowledgeable and took time to explain things I didn’t understand. She was great!

Overall, the entire process proceeded smoothly, and I extend my appreciation to all those who were involved in assisting with the transaction. It is my understanding that the customary practice involves the title company initiating contact with the closing party to coordinate a suitable schedule, considering their availability. Moreover, the settlement statement, a crucial document in the closing process, is typically furnished three days prior to the scheduled closing date. In my attempts to reach out to Janet and Summer for additional information, I encountered an instance where Janet communicated that she had previously addressed my inquiry, despite my not having received any prior communication from her. The information was essential for me to effectively communicate with my clients. Janet later clarified that she did not have the loan package. This significantly impacted my ability to facilitate meaningful discussions with my customers. A proactive approach, initially acknowledging the absence of specific details, would have greatly enhanced my overall experience. Such upfront communication would have been instrumental in ensuring the seamless flow of information and interaction throughout the entire closing process. Thank you!
