Everything good until closing, my sellers were looking to receive a check on the proceeds and the closing attorney didn't have one and was confused. Nothing was discussed with my clients on their funds prior to closing. Most attorneys ask if they want their funds to be wired or a check. Nothing was asked and no money was given to my clients the day of the closing. It had to over night delivered to my office the next day

The only thing that was hard was the lack of context and info leading up to closing. Leading up to the closing, we asked multiple times and over multiple days for the escrow account info. We asked when and how we should pay. No one let us know the payment needed to be done before closing. To us it seemed reasonable that we sign and pay at closing. Then suddenly the night before your team seemed surprised the money wasn't in their account yet. That's after not seeing any expectations over many days. Luckily everything went through. Giving some basic information and context would have prevented a lot of worry. Otherwise everything went great.

I recently had a closing with Silva Law and it was seamless. My Seller was leaving the state to purchase another home in FL prior to Closing on his Ivy Ave., Somerset home and Patti at Silva Law was awesome. She communicated with all parties, and my Seller's Attorney daily with all of the updates and there were never any questions as to where we stood in the closing process. I never had to send things 3 times like I do with other closing attorney's offices because there's too many people in the mix. We closed on time and it was a back to back closing for the buyer and it all happened in less than 30 days from start to finish. The correspondence was fantastic, it was so refreshing. On top of that, their closing attorney came to Somerset to accommodate all of us because we were an hour away from their office and my seller's attorney was located in Somerset as well so it was so easy. I was remiss in not realizing that an email sent to me early on required more info from the Sellers. The closing was extended almost 60 days while the Sellers found suitable housing. I wish your paralegal had asked again for the Sellers info. Scramble at the end. My fault but I was surprised that only my inquiry if she had everything she needed from me resulted in my finding out about lack of mortgage payoff. It all worked out on time but as the Realtor, not an Attorney, a reminder is always helpful.
